Working together is all about setting the proper expectations. 

I won’t promise the moon and give you nothing. That would make you unhappy and me as well. I will shoot straight. For instance, if your home is outdated, I will let you know what to do to make it show better and I will tell you how it will fare in the market based on the competition. If you would like, I will take you with me to all the listed homes in the area so you can see the competition for yourself. Telling you that your 1965 home that has never been updated is perfect and will get top dollar, only to bring you only low ball offers, benefits no one. You will think I am all puffery and not good at my job.

My job is to find out your objectives; to find out if it is more important to sell quickly or to get the absolute highest dollar possible. Ok, I know you want both. Sometimes these are conflicting objectives.  If you are not in a hurry and don’t mind waiting for the perfect buyer, we can fix up a few things, price higher and wait. If you need the money to close on your new home, we can determine the proper place in the current market and price to move quickly. I will ask you these and many more questions in our listing interview.

I will communicate with you as you desire. Some people want daily updates. Others prefer weekly status. You set the rules.

I am a hands-on realtor but not a pushy one. If you need me to open the house for a painter or even arrange for the painter to come in, I am happy to perform these services. I will let you know if the yard needs trimming and, again, make sure the landscaper gets there and takes care of the issues. If you need help, all you have to do is ask. It is my pleasure to help.

I have a few expectations, too.

I will expect you to tell me truthfully about your house, both the good and the bad.  I ask that you are loyal to me as I am loyal to you. Should you have any questions or if you are unhappy with my service, I ask that you let me know. Effective service is only as good as the communications.

And finally, I ask that you are realistic. Selling you home is a very emotional process. However, offers are rarely if ever personal. You mustn’t take them that way. I will always have your best interests in mind and provide you with options when responding to offers. The smoothest transactions in which I have been involved are those where both the buyer and seller feel that they are coming out ahead. You never want to set an adversarial tone to negotiations. Everyone is much more willing to overlook minor hiccups in the process, which always happen, if both parties are working together and neither party has their nose out of joint.

When you and I work together, as a team, we will all experience the best outcome. I want to be your friend in the real estate business—corny, I know, but true. My number one objective is for you to be happy with my performance in the successful sale of your home. I want this to be a positive experience for you; for you to be able to relax and take care of the million other things on your mind and let me take care of selling your house.
